According to the latest annual report of the National Financial Ombud Scheme, 40% of complaints received in 2024 related to damage caused by natural events. The number of claims rejected for wear and tear increased by 7% compared to 2023, while household contents insurance claims saw an 18% rise in rejections linked to poor maintenance.

Failure to conduct regular inspections and complete the necessary repairs and ongoing maintenance could have serious consequences should you need to claim from your insurer in the event of damage.”
With extreme weather events on the rise and the typical South African summer bringing storms, high winds, lightning, and flooding, properties are increasingly at risk. For example, leaf-filled gutters and blocked stormwater and drainage systems can cause water damage that often goes unnoticed until it’s too late.
“It’s also important to remember that many security systems rely on batteries that need regular replacement,” says Bennie. “If a system fails due to old or faulty batteries, this may be considered a maintenance issue, and your burglary claim could be disputed.”
Here are a few practical steps to protect your property:
- Ensure all electrical installations – including electrical fences and solar systems – are compliant (with a Certificate of Compliance) and professionally maintained. Test backup power systems to ensure alarms and safety devices function during power outages.
- Regularly test security systems and replace old batteries.
- Inspect for leaks under pipes, toilets, sinks, around geysers, and outdoors. If the property will be vacant for an extended period, turn off the main water supply and geysers to prevent flooding.
- Maintain roofs and gutters: remove leaves, twigs and moss, check for loose tiles or rusted sheeting, and repair damage promptly.
- Keep gardens and overhanging branches trimmed to prevent damage to roofs and gutters. This also improves visibility and reduces the risk of opportunistic crime.
Regular maintenance not only protects your property but also reduces the risk of rejected insurance claims.
